Washington County, Assessor Mails Value Notices To Residential Property Owners

The Clark County Assessor’s Office will mail 113,084 Notices of Value to residential property owners in Clark County. These values were established using sales from 2005 for the January 1, 2006 appraisal date. These will be the basis for computing 2007 property taxes. Notices for commercial and residential new construction will be mailed later this year.

Notices of value are mailed to property owners each year and are based on the requirement that all property be appraised at market value. Market activity during 2005 caused property value changes from 10% to 50% for residential homes.

Property owners are encouraged to contact a residential appraiser at the Assessor’s Office if they have questions or would like to discuss the new value they have received. Although many issues concerning values are resolved at this point, the property owner must file a petition with the Board of Equalization within 60 days of the date the notice was mailed to protect their right to further appeals.

Real estate case law states that you must have begun construction of a building on the land that and occupied within 24 months to submit a tax deduction. Otherwise, the land is an investment and the interest paid on the second mortgage does not qualify.
